Why replacement
If your shingles are past their life expectancy, another patch wastes money.
Missing and broken shingles, granule piles in the gutters, moss between shingles, or a roof that is simply old — those are replacement signs. We don’t just inspect your roof from the driveway. We climb on the roof and get up close to ensure an accurate assessment. When a minor repair is not enough, we replace the entire system the GAF way — with the assurance that comes from a Class A Licensed contractor, GAF Certified Plus, and fully transferable warranties that increase the value and saleability of your home. We register GAF Silver Pledge on qualifying jobs.
- Full tear-off down to the plywood — no layovers
- Ice and water shield in eaves and valleys
- 6–8 nails per shingle, not the four-nail shortcut
- Lifetime pipe-vent boots instead of boots that fail in 10–15 years
- Up to two sheets of rotted plywood in the quoted price
- 10-year workmanship warranty with a one-time ownership transfer

How a replacement day actually goes
The site is tarped, the old roof comes off, the new system goes on, and we leave with a magnetic sweep — not a pile of nails in the yard. Most roofs are completely replaced in one day.
01
On-site inspection
We get on the roof, photograph the conditions, and explain what we see — no high-pressure pitch.
02
Clear written estimate
You get a replacement price that already includes tear-off, underlayment, ice and water shield, and cleanup. Gutters beyond cleaning are optional.
03
Full tear-off
We remove the old roof down to the plywood, check the deck, and replace up to two sheets of rotted wood as part of the quoted job.
04
Install the system
Ice and water in eaves and valleys, new underlayment, starter, 6–8 nails per shingle, lifetime pipe boots, ridge vent, and caps.
05
Clean like we live here
Tarps at the perimeter, magnetic nail sweep, gutter cleaning, and a walkthrough before we leave.

Roofing is the business. The full list of extras is on additional services— outside work, interior painting and drywall point-up with painting, and yard cleanup. We do not list siding, skylights, water-damage repair, or a handyman package.
Straight answers
Do I need a roof replacement or a repair?
Repeated leaks, curling or cracked shingles, moss between the tabs, or a roof that is past its life usually point to replacement. We inspect on site and tell you straight. We do not upsell a full roof when a targeted repair is the honest answer — and we do not patch a roof that is already spent.
What is included in a roof replacement price?
Full tear-off down to the plywood, inspection of the deck, replacement of up to two sheets of rotted plywood, new underlayment, ice and water shield in eaves and valleys, starter shingles on rakes and eaves, architectural shingles with 6–8 nails each, ridge vents and caps, lifetime pipe-vent boots, magnetic nail sweep, and complete cleanup. Gutter cleaning is included. New gutters and gutter guards are not automatic — they are quoted only if you want them.
Are gutters included with every roof?
Cleaning out gutters is included with every roof replacement. New gutters are quoted only if you want them.
Do you handle storm and insurance claims?
Yes. We document the roof, meet the adjuster when needed, and install a warrantied replacement if the claim is approved. You get Tim’s cell number — you are not handed off to a call center.
Do you invent storm damage so I can file a claim?
No. We document what we find on the roof — we don’t invent damage. If the field is fine, we say so.
