Roof repair
Repair it when a repair will last. Replace it when the roof is worn out.
Leaks, missing or broken shingles, and failed pipe boots are the usual calls. We inspect on the roof and tell you which one you’re buying. We do not patch a roof that is already worn out.
When a repair is enough
- A leak at a pipe boot when the rest of the roof is still in good shape
- A few missing or broken shingles after a storm, with the rest of the roof still healthy
- Flashing that failed in one place, not across the house
If the shingles are curling, the granules are in the gutters, or the deck is wet in more than one spot, a smear of tar buys you another leak. That’s a full tear-off, not a repair.

Repair questions we actually get
When is a pipe boot just a repair?
An isolated deteriorated pipe boot when the rest of the roof is still in good shape is often a repair. When an older roof is failing in several places or shedding shingles, patching it again is usually the expensive way to postpone a full tear-off.
What if you only need a small repair?
If the inspection shows a minor repair, we say so. We are primarily a replacement company. If we do not currently have repair personnel for a small job, we are upfront rather than selling a roof you do not need.
Do you install 3-tab shingles?
No. We have never installed 3-tab shingles and do not recommend them for our replacement systems. In our experience, many 3-tab roofs last roughly 15 years; poorly installed or builder-grade systems can fail substantially earlier. That is field experience, not a manufacturer warranty.
What about an old skylight that leaks?
We generally recommend replacing older skylights with the roof, or taking them out and roofing over the opening. If you keep the existing unit, that skylight and leaks attributable to it are not covered by our roof warranty. More of this is in Roofing answers.
